Foreclosure Homes 

 

There are many foreclosure homes listed on local MLS systems but sometimes they’re not easy to identify from the “public” side of the sites. Using some of the additional realtor tools that are available to me, I can help you better identify these properties and best of all for free. The types of properties that are normally found on the MLS are short sales (pre-foreclosure), HUD homes, and REO’s (real estate or bank owned). In many cases I’ve even featured some of these properties on this site under the “listings” tab on my home page.

 

The map to the left is provided by one of the nation’s top sites…foreclosure.com. It can be used by clicking on your state and county you’re interested in and you'll be able to see many foreclosure properties. Pre-Foreclosure (Short Sales)

 

Before a home actually goes into foreclosure it goes through the “pre-foreclosure” stage where a “short sale” can occur. Short sales have benefits for both sellers & buyers. During this period the owner has defaulted on payments and the bank has not yet begun legal foreclosure proceedings. In New York this phase can sometimes last several months and the bank is sometimes willing to accept less than the actual mortgage balance amount to settle the debt. This allows the bank to work with the seller and helps avoid additional substantial bank expenses to foreclose on property. Banks prefer to not own real estate. On the flip side this is where educated and aware buyers will often find excellent buying opportunities.
